Chicago’s Magnificent Mile Is Making a Major Comeback — And Big Brands Are Betting On It

Chicago’s Magnificent Mile might be entering its comeback era — and major retailers are wasting no time reclaiming space along the city’s most iconic shopping strip.

American Eagle Outfitters is bringing a massive new flagship store to 600 N. Michigan Ave., adding more than 14,000 square feet of denim, streetwear, and Gen Z fashion energy to the avenue. The store is expected to open July 1, 2027, and will become only the company’s second flagship location in the United States, alongside its New York City store.

Just across the street, Uniqlo has officially returned to the Mag Mile after more than a decade away, signaling renewed confidence in the area from international retailers. Meanwhile, Aritzia already made waves by opening a huge 50,000-square-foot flagship inside the former Gap building in 2024.

And now, Gap could be staging a comeback of its own.

Roughly five years after exiting North Michigan Avenue, the San Francisco-based retailer is reportedly in advanced talks to open a new 8,325-square-foot location at 700 N. Michigan Ave. The proposed storefront — previously occupied by T-Mobile — sits beneath a luxury residential tower that also houses Saks Fifth Avenue and Zara. While the lease has not been finalized, the potential return would mark a symbolic moment for a retailer that once operated a massive three-story flagship nearby.

The retail resurgence doesn’t stop there. The North Face is expected to reopen on the avenue, while London entertainment concept “The Cube” is preparing to launch its first U.S. location on the third floor of 600 N. Michigan Ave.

After years of pandemic-related struggles, empty storefronts, and declining foot traffic, the Mag Mile appears to be rebuilding momentum. Retail vacancy rates along the corridor are projected to continue falling through 2026, as brands once again invest in one of America’s most recognizable shopping destinations.
